Timeshare Cancellation

Can I sell my timeshare

Buying & Selling Timeshare

"Can I sell my Timeshare"?

In the current market, buying a timeshare is easy. Selling one is a different story. Here are two questions that we here often “Can I sell my Timeshare?” and “Buy a Timeshare”?

Can I sell my timeshare

Looking for a timeshare or vacation plan? You won’t have a hard time finding one. There were 197,700 timeshares at 1,548 resorts, and 8.1 million “intervals” under ownership. An interval is usually defined as one week at a vacation destination, sometimes two.

But while getting into a timeshare will prove easy, don’t expect the same when it’s time to get out. Timeshares often plunge in value. Plus, the resale business is riddled with scams and when economic times are tough, that’s the toughest time to sell.

First, if you’re thinking of buying a timeshare

1. Sell where you bought

Start with the company you bought your timeshare from. Some timeshare companies have a resale program. Others may provide you with a list of interested buyers. But most won’t help you at all. These people are in the business of selling new units, not helping you resell yours.

2. Sell to other owners

Ask the timeshare company who has the “interval” in your timeshare before and after you. Offer to sell your time to those owners. They may want to buy the timeshare from you to extend their stay.

3. Use a local broker

A licensed real estate agent might sell your timeshare for you, but you’ll probably pay a higher commission rate than you would on the sale of a house or a condo. The real estate company may charge you a commission fee of 10 to 30 percent. Before you sign up with a real estate agent, ask about the agent’s marketing plan and experience. Don’t pay commission to an agent who will only post an ad online, since you can do that yourself. Look for a licensed agent experienced in selling timeshares.

If you need to sell quickly, use an auction site like eBay. Starting an auction on eBay costs $70 – including a $35 insertion fee and a $35 final value fee. The auction can run from one to 10 days. It is known that timeshares are sold on EBay for just $1…

4. Sell online

You can sell your timeshare online yourself:Post a free classified ad on a local buying and selling site like Craigslist or the online classified section of the local newspaper where your timeshare is located. By posting an ad in the timeshare’s location, you’ll attract buyers interested in that area.

5. Watch out for scams

Horror stories abound. In an article called “Selling my timeshare? Look out for scammers,” the Virginian-Pilot recounts a story of one couple called by a resale company that had a definite buyer for their unit – they even had a signed letter of intent from the buyer. All the owners had to do was send $375 to the company and the sale was done. They sent in the money and then never heard from them again.

Bottom line? Can I sell my timeshare?

If you want to continue putting money down a dark hole buy a timeshare. There are countless stories after stories of timeshare owners that were “over sold”, “over promised” and under delivered. Does buying a timeshare in 2019 make sense? Does selling a timeshare make sense when you can cancel the contract directly with the resort?

What is the safest way to cancel a timeshare?
What is the safest way to cancel a timeshare?

Many timeshare owners have tried everything from renting, listing, advertising and even the unsafest choice, trying to sell their timeshare with no avail.

The #1 reason why timeshare owners are looking for the safest option to dispose of their timeshare obligations is because of all the horror stories of timeshare owners that have tried to get out of their timeshares and have lost thousands of dollars or fallen into timeshare scams. Most timeshare owners were told that their timeshare purchases were originally an investment and the timeshare would increase in value due to location or early buy in specials offered. Sad truth is when it finally came time to get out of the timeshare the resorts wouldn’t purchase back the timeshare. Most timeshare owners upon trying to exit their timeshare with the resort were actually sold more vacation time with the hopes of reducing maintenance fees. Most timeshare owners forgot the the timeshare resorts are in the sales business thus every time you go to use the timeshare your approached with a owner update or option to upgrade. Unfortunately most timeshare owners have the same problem and that is NOT being able to say ” NO”. A whopping 78% of timeshare owners that got upgraded were at their resort on vacation suppose to be relaxing but ended up buying more vacation time on vacation.

DIY Safety Check- List

Truthfully every Timeshare Cancellation varies in magnitude and complexity, there are some rules that should be followed with every DIY timeshare cancellation project. Timeshare cancellation has its own share of hazards if done incorrectly, especially when doing something you never done before or have no prior experience. This is why most timeshare owners freeze up when they here the thought of doing it themselves and begin to think of the process as one of the most dangerous jobs. The key things timeshare owners are looking for is the safest way to cancel a timeshare with spending thousands of dollars in the process.

  • The Safe part is the DIY kit is it was written by former timeshare attorneys with over 15 yrs experience in timeshare cancellation( So they had plenty of time to perfect the process).
  •  Timeshare owners with no prior timeshare cancellation experience have safely canceled their own timeshare contracts with the step by step paperwork provided. See actual owners that have completed cancellation “Reviews”.
  • Amazingly there is “NO” timeshare court involved and no judge to argue your case in front of so there is no need to pay an attorney to mail the same documents you can mail your self.
  • The DIY Timeshare cancellation paperwork is all Pre-written letters so all you need to do is add your Name,Resort Name, and Contract number information into the labeled areas.
  • The DIY timeshare paperwork kit is no different than doing your own (DIY) Divorce, Bankruptcy , or Living Trust, as you and I probably both know someone that has completed Do It Your Self Paperwork.
What is the safest way to cancel a timeshare?

What makes doing your self the safest way to cancel a timeshare you ask?

Well Ill go over a few reason that will give you some food for thought. First remember that when you purchased your timeshare I can almost bet that you didn’t hire someone or a attorney to purchase the timeshare for you. If you would of took your attorney on vacation instead of your spouse I can almost guarantee you wouldn’t have came home with a timeshare.

When cancelling your own timeshare you are in control so your not hoping some stranger you don't know is doing a good job or NOT!

Every time you send a document to the resort certified return receipt mail you receive a conformation of signature to ensure the resort receives your cancellation request. The number one reason timeshare owners have fears is trust issues they have been let down before and afraid to have it happen again. Lets be honest no one wants to lose any amount of money not even a dollar on a hope that it will work. So doing it your self eliminates the middle man puts you back in control as long as you can read, write and go to the post office you are more than equipped to cancel your own timeshare. I highly suggest you use United States Postal Services to send your certified mail it will run you about $8.00 a certified letter to serve the resort. Just remember postage isn’t included and most cancellations depending the circumstances can be done for around $24.00 or less in postage.

Typically the resort responds with in the 30 days of receiving your request to cancel so that response alone calms most timeshare owners anxiety.

See “How it Works” Step by Step!

What really makes the process safe

The resort responds directly to you and not a third party so you know what is going on thru the entire process. That’s important, No one like to be keep in the dark waiting the anxiety alone would eat you apart not to mention the undue stress. (Great article on stress)

What is the safest way to cancel a timeshare?

You Ask What Is A Valid Reason To Cancel A Timeshare?

Most of the valid reasons come in few different variations ranging from health conditions, financial hardship, spouse passing, some people have reached a age where age restrictions become a issue and are not traveling. Most people when they bought their Timeshare were gainfully employed and fast forward 5 or 10 years they are no longer working or on fixed income, social security, disability etc… The same goes with health we all had more bounce in our step 10 years ago sometimes even 10 weeks ago but as we get older unfortunately we experience health issues that were unforeseen but have limited our traveling.

But I was Mislead or The Sales Rep Told Me......

Lets be clear a lot of Timeshare owners have been misled or flat out lied to get them to purchase their timeshare. Most timeshare owners like to immediately direct that experience as a reason to cancel their timeshare contracts. Unfortunately as true as that may have been at the time the resort gives in most cases anywhere from 3 day, 5 day and even 7 days of a rescission period before the Timeshare contract becomes official at time of purchase. So in saying that when you try to use misrepresentation or misled as a reason 9 times out of 10 the resort will remind you that you had a period of time to cancel the contract and you have exceeded that time frame so your claim is denied. And I understand that it may be the case but remember you signed the paperwork that allowed that clause to be in effect. So none the less most Timeshare owners are normally truthfully more mad at them selves at this point that they allowed this to happen than the fact they signed the paperwork. But we are here now hind sight is always 20/20 the good thing looking forward is that you can do this process yourself without attorney or hiring someone.

Safe step by step process

Well hopefully after reading this you are have a better insight on the safest way to cancel your own timeshare contract. I would highly recommend clicking the link above to get more information to help you cancel your own timeshare and let 2020 be the year you are finally out of your timeshare.

How to get out of a timeshare ?

How To Get Out Of A Timeshare Contract?

How to get rid of a timeshare?

You will find the answers here. Which is actually the safest, most affordable and efficient way is to cancel your timeshare contract. The Answer that thousands of timeshare owners like yourself have been searching the internet feverishly have found is  successful and simple  “ Do it yourself.”  Yes you heard me correctly ” Do it your self timeshare cancellation is the answer.” It’s amazing how many companies spend all their efforts to try to take advantage of a timeshare owners. Most timeshare owners have had their fair run in with the as I like to call it the pie in the sky approach. When every person wants to sell you on what they can do for you or how they are not like the other company that did them wrong. Truth of the matter is when most of the Timeshare owners I have spoken to over the past 5 – 10 years I have noticed that I would say 95% of the owners purchased their timeshare without hiring anybody! So let’s stay with that thought for just a moment and think about it.

why pay someone to get rid of your timeshare

I always believe in life we don’t give ourselves enough credit when it comes to making a choice that may or may not turn out as planned. But on the other side of the coin is, Why not trust yourself to resolve the matter ?” So, I will re-ask the opening questions and you tell me the answer. OK, here we go.

 I’m sure something just clicked

I can almost promise you the answer you came up with was the most overlooked answer of all! The answers to both questions are the same “ Do it Yourself “. Again, let’s circle the wagon as they say to get rid of the timeshare you purchased on your own is to cancel it on your own. I know before you say it, already every company or person I hired has assured me that the only way to cancel a timeshare is to hire somebody. Well let’s look at that response again in a clearer light, of course they are not going to tell you that you can do it yourself. Telling you that you could do it yourself would clearly not only make too much sense but also would take away the need of the person or company that says you need to hire them. One thing I have learned through the years is that people will always make things seem harder or more difficult to get you to not seek an interest to do something. Think about every time in life someone told you something you couldn’t do or was way out of your skill set and after finding out the hard way it wasn’t nearly as complicated as it was described.

Well guess what?

This is one of those things that you, a person without a law background, without passing the bar, without hiring someone, YOU can do yourself.

How to get out of a timeshare ?

Typically most people get some use out of the timeshare to justify the cost.

In addition to the annual fees and or monthly payments at interest rate that can reach between 15% -45% in most cases. Owners couldn’t afford the vacation when they bought it let alone after they see the real cost to maintain a vacation they may or may not use. If you haven’t noticed most people that are making monthly payments on paper couldn’t afford the timeshare to start that’s why resorts hurry up to get potential buyers approved for a credit card to cover the down payment to push the deal through to the financing department to get approved. This is also why a  rescission period typically (depending on the state in which you purchase) 3 – 7 days to cancel the sale before its final is put into place. Most timeshare owners either never were told or were handed a travel drive inside a flashlight or a big book of paperwork and never thought to read or open the travel drive on a computer before the cancel period expires.

  1. You justified the cost paid for the timeshare either upfront or payments as well as increasing maintenance fees annually and used the timeshare best you could.
  2. The mass majority either are still paying on the timeshare and have never used it or paying on the timeshare and had minimal use.

Truthfully there is a third group that are what I like to call the traveled veterans that bought their timeshare years ago some back in the 80’s or 90’s, back when the timeshare offered set weeks and unit sizes, 2 bedroom, 1 bedroom, or adjoining lockouts etc. This group of individual’s traveled the world in their timeshare and took their kids everywhere the timeshare had to offer before they became they went off to start their own families.

How to get out of a timeshare ?

I’m saying all this to confirm.

The resort is not going to willingly tell you on a phone call that you can cancel your timeshare contract. If the resort went that far in most cases to get people into a contract in which the salesperson makes anywhere from 8% to 18% commission they are not going to willingly let you out. Let’s continue now that you are locked into a perpetuity contract one of two things happened

The problem is with the latter group.

They either have gotten up in age where they are unable to travel, the spouse has passed, adult kids don’t want to be responsible for the timeshare and the parents don’t want to leave it to the kids in a will or have it passed on by forfeit through the resort. Not to mention this group is typically on social security, fixed income, disability, retired a lot dealing with medical issues. Here is where timeshare owners take a not so favorable situation and create a snowball effect. Timeshare owners typically at this point are looking for help or searching for help or get solicited for help via phone or advertisement.

Most timeshare owners have never been in this situation.

This is  all uncharted territory and the end result is to get out of the timeshare. There are normally three options that are presented:

  1.  Try to sell the timeshare to recoup the money spent or lost, or whatever you want to justify it as in your mind.
  2. Totally be done with the timeshare, don’t care if you get a dime for as long as you don’t have to make another maintenance fee payment and or monthly payment !
  3. Not as popular anymore was renting the timeshare to try to offset the annual cost hoping somewhere down the road you will sell it or give it to the kids.

The first option is the worst option but it’s the one that everyone falls for the easiest because who doesn’t want to get money from their decision and the hope of getting a little bit more than what you paid sure drives a hard bargain to say no to.  Most owners will pay a company to list, advertise, their timeshare on a website typically for a few hundred dollars with a guarantee to advertise until sold and they just sold one like yours yesterday! Yeah, unfortunately you forgot you didn’t buy your timeshare on the internet so don’t expect anyone to buy yours any way different than you purchased yours that’s the first mistake. If you don’t believe me then go to eBay and search “Timeshares for sale”  you better sit down while looking because you are going to see thousands upon thousands of timeshares that are listed as low $1 and still can’t be bought. Unfortunately there is no market for a vacation that goes up in cost every year anywhere from %8 – %15 annually for the rest of your life and your kids lives. Most timeshare owners lose on an average $1000 – $3000 trying to sell the timeshare with not one offer or phone call.

Let's move on to the second group of timeshare owners.

They're fed up!

Just want the timeshare to go away and normally reach out to Timeshare attorneys and or Timeshare exit companies to just make the timeshare disappear. I do want to be clear before we proceed that most of these timeshare owners already lost money trying to sell, now they are doubling down on trying to hire someone to get this off their hands. Typically I have heard stories of timeshare owners that have spent in the upwards of $8000 per each timeshare contract as low as $2000 each. Some timeshare owners have multiple deeds, titles and or contracts so that cost would be for each separate contract, all the same resorts just call it different names!  I will be fair some of these company’s I have heard cancelled the contract for a large sum of money, as well I have heard timeshare owners spend a ton and have zero result and the timeshare is now affecting their credit as they stopped paying the fees while supposedly cancelling their contract. I will tell you how unsettling it is to actually speak to a timeshare owners that have lost on trying to sell the timeshare , then to lose on hiring someone to get them out and to still have the timeshare and the fess either behind from not paying or about to go to foreclosure.

It all boils down to this!

Remember when you were on your favorite search engine a few minutes ago ? The questions you searched “ How to get out of a timeshare ?” or “ How to get rid of a timeshare?”  Again the answer is simple “ Do it Yourself” I was always told as a young kid by my grandfather “ If you want something done right ? Do it yourself? “

How to get out of a timeshare ?

That rule applies to a lot in life and this is no different!

This is no different concept from doing your own divorce, your own bankruptcy or filing your own living trust.  Some point in life we all get knocked down physically, mentally , financially especially in this economic crisis as we search for a cure for COVID19. As it stands travel has come to a complete stop and the future of travel is still uncertain so with that being said “Why continue to pay for something that may or may not be used ?” Unfortunately, the resorts are sitting empty and millions of owners are paying for a place they can’t travel or visit!

With all the time you have spent reading this article you could have already mailed your cancellation letter to your resort to start the cancellation process. If we have learned anything from this Pandemic, Life is precious, time is valuable, and don’t let today be another day you could have changed tomorrow!

I,Thank you!

Timeshare Cancellation: What has Changed In The Year 2020

Many timeshare owners have either outgrown time sharing or been forced out by the increasing maintenance fees that go up 5%-12.5% a year. Time-sharing was a great program 30+ years ago to provide the average person the availability to travel to destinations around the United States and Internationally.

Internet Boom: Does it help?

Travel has become inexpensive with the explosion of travel websites and discounted affiliate travel programs or travel clubs.

Turning Weeks into points

Not to mention that resorts have switched from weeks to point systems, which have over sold properties 4 to 5 times occupancy availability, which created blackout dates and restrictions for those who still try to use their Timeshare. For those lucky to get the dates they would like to use, they are posed with constant owner update meetings, 90-minute presentations, or the upgrade on points to their contract. All of this has forced the Timeshare Cancellation 2019 topic to the forefront of 2019 more than any other year in the history of Timeshare ownership. Therefore with the timeshare cancellation internet boom there are some additional ideas that you as a timeshare owner should know.

Timeshare cancellation requests in 2019

Timeshare resorts have been holding Timeshare owners hostage by something that was supposed to be relaxing and family orientated and affordable. The Timeshare industry has now become everything but a vacation, as Timeshare owners have been subject to fraud and resale scams all because Timeshare resorts don't take their products back willingly. Timeshare cancellation (Timeshare Cancellation: Internet Boom) services have flooded the Timeshare marketplace. It has cost timeshare owners thousands of dollars, selling the hope of canceling Timeshare contracts with minimal to no success.

Will the resort repurchase my timeshare contract?

No. Many Timeshare owners have tried to reach out to their resorts to offer the Timeshare back or to sell the Timeshare back to the resort with no resolve. Timeshare resorts are in the business of selling Timeshares, not in purchasing or taking them back. It leaves most Timeshare owners stuck between a rock and an even harder place as the maintenance fees continue to rise annually.

Selling a timeshare is an ordeal

Many Timeshare owners figure that they will sell their Timeshare to recoup the expenses they put out into the Timeshare or the hope of breaking even. As many timeshare owners have figured out, there is no market for a Timeshare as the market is full of timeshare owners with buyers remorse, and timeshares are listed on eBay as little as a dollar.

Can you rent a timeshare to someone else?

Yes and no. Many Timeshare owners have tried to rent their Timeshares to recover a portion of their annual maintenance fees to find out that Timeshare resorts rent the vacant units out on the Internet or 3rd party vendors at a third of the cost Timeshare owners are willing to accept for a rental. Can you stop paying maintenance fees?

Many Timeshare owners figure that they will sell their Timeshare to recoup the expenses they put out into the Timeshare or the hope of breaking even. As many timeshare owners have figured out, there is no market for a Timeshare as the market is full of timeshare owners with buyers remorse, and timeshares are listed on eBay as little as a dollar.

Can you cancel the timeshare contract on your own?

The biggest challenge is that most Timeshare owners have lost thousands of dollars in the listing, advertising, and renting, not to mention the maintenance fees rising that paying an attorney $4,000.00 - $13,000.00 to cancel one timeshare contract is far from reality. Why can't you cancel Timeshare on your own? I know it sounds a bit impractical, especially after the Timeshare resorts have convinced 90% of the Timeshare Industry that the Timeshare contract they signed is a lifetime commitment; however, it is possible!

The truth about timeshare agreements

The Timeshare owners invested in a contract under the belief that they own a piece of real-estate. Later they all find out that they only hold only an agreement to pay the resort's maintenance fees and special assessments. These assessments cover resort property improvements, and unforeseeable expenses, like fixing the damages after the hurricane

the good part

Every Timeshare agreement has an escape clause built in no matter the resort, developer, or Timeshare agreement. Of course, the Timeshare resort isn't going to tell you this information as it would decrease their bottom line, and the problem to get out of a Timeshare would be down the street and around the corner. The new buyers wouldn't buy a Timeshare if they saw the line to get out was longer than the line to get in. For example, if you were at a restaurant and you saw a line of people wanting a refund and complaining that the service was terrible, how long would you wait in line to eat at that restaurant? Its the same concept.

Timeshare owners are fighting back

Timeshare owners are pushing back on Timeshare resorts and making their voices be heard loud and clear. Owners are finally fed up with Timeshare Industry as a whole. They demand their freedom back from their Timeshare contracts and are looking forward to canceling Timeshare.

Can I legally get out of my timeshare contract?

Canceling timeshare is possible, and we bet that you have never heard that before!

Most people ask the question, is it possible to cancel timeshare? This question every timeshare owner asks themselves when they think of canceling timeshare, typically around the end of the year, when the maintenance fees are due!

Timeshare agreement

Let's dive into the topic of a timeshare cancellation a bit more. The majority of timeshare owners have never read their agreement in its entirety before signing their timeshare contract because they purchased their unplanned timeshare while on vacation. Most of the release terms are hidden under the heavy legal language that the average timeshare owner would overlook if they did not know precisely the verbiage to look for.

A recent poll shows that almost 75% of timeshare owners don't know where their timeshare contract is or misplaced it.

However, every timeshare contract has an escape clause written into the terms of the agreement.

Timeshare industry myth

Yes, you can cancel a timeshare, but there is more to understand.

See, the timeshare industry, along with timeshare cancellation companies want the timeshare owner to believe they have no way out and that it costs thousands to do so. On the contrary, you most certainly can cancel the timeshare contract yourself, and you have to trust no one.

"Exit teams" myth

Exit teams may say that it takes months, even years, and everyone has a theory on what the process is.

What the people don't want to tell you is the truth. Canceling timeshare has a process, and yes, you can cancel any timeshare without the headaches

The reality of owning a timeshare

Cancelling a timeshare is such a taboo topic.

Everyone has their idea and conclusion on what is the "right way" however, no one wants to be straight forward and tell you that it can be done with the proper process. When you were sold into the timeshare, the resort wanted to show you all of the fantastic opportunities to travel, and the beauty behind purchasing a timeshare was real real-estate. However, when you got home from your vacation, you quickly realized there were blackout dates, restrictions, as well as increasing maintenance fees, along with the perpetuity contract that you signed. Then you GOOGLED "cancel my timeshare" with no avail other than overpriced exit companies that wanted to sell you into a vacation club (so let's get out of one mess and be put into another).

Selling a timeshare is not your only option

Oh, wait!

Let's not forget how many companies called you and told you that you could sell your timeshare for thousands of dollars over the price you purchased it for so that you will "advertise" your "property" on their website only to get nothing out of it. One false statement after another. First, you are being "sold" at the resort. Second, you are being "sold" into canceling the timeshare. Not to mention, the salesperson is stating you can "rent" the timeshare to pay for your maintenance fees every year if it becomes a financial hardship. No wonder you have a reservation on canceling timeshare - everyone has told you that you can't get out of it.

Your kids inherit the timeshare as part of your estate

Canceling timeshare is a big decision. Ask yourself, "Am I OK with my kids paying the timeshare maintenance fees forever?" Because your kids will inherit the timeshare and your responsibility to pay maintenance fees and special resort assessments as part of your estate.

Is timeshare cheaper than travel?

When pondering about canceling a timeshare, ask yourself, "Do we even use the timeshare enough?" While ending the timeshare contract is a big decision, you put your thousands of dollars to enjoy the one vacation a year. Instead of this, you can take several without worry about blackout dates or traveling to where you want to go. You get to go on your dream vacation whenever it suits you!

Timeshare owners spend thousands for "deeded" property

There is another point here as well, the average timeshare owner pays a minimum $10,000 or more for the "deeded" property or points.  In addition to an additional maintenance fee every year that continues to increase by a minimum of 8% each year. The question is why can the timeshare owner not travel but then the "time" be rented out?

Fees, blackouts, restriction,

Why does the average timeshare owner that is up to date on their maintenance fees endure blackout dates as well restrictions; however that same timeshare owner can find that same "time" for the general public to rent?

Plus even more fees

Perhaps one more exciting fact about points that were not utilized throughout the year can be now banked with RCI or Interval International (also known as II). I have to pay additional fees to "space" bank my time or in some cases, to use the time that I "space" banked; after all of this, I have now paid three times to use my Diamond Timeshare so I can take my family on a nice vacation!
