Timeshare cancellation is completed through severing the written perpetuity obligation between the timeshare owner and the Resort.

While you’re waiting for your cancellation kit to arrive there are a few items you will need to find to start the process. Find your contract number, you can find this on the original deed/lease documents or can you can find this on your maintenance fee/mortgage bill that you receive monthly/yearly. You will also need the resort address or in some situations there are multiple address to send the letter(s) too. Gather this information and keep it handy!

Once you receive your cancellation kit – READ every page!

Don’t jump to the page you think will work. It is necessary to understand what verbiage to use and the full process BEFORE you START the process.  The kit has all of the required information the resorts are looking of when completing the cancellation.

Now you are aware of the steps to legally cancel your own timeshare contract!

Are your payments to the Resort automatic debits?

If so, at this time prepare the BONUS letters provided to stop these payments on your credit or debit cards.

Have you tried to sell, rent, or advertise your timeshare?

If you have paid a company to “sell, list, or advertise” and they did not fulfill their obligation, prepare the “Service Contract” REFUND letter. This letter is to recoup any money that may have been paid to a company that sold you on the fact that selling your timeshare was a good idea.

Have the defaulted payments reached your credit?

Provided in the kit is a "Credit Repair" letter that can be utilized to fix your credit after the timeshare has been cancelled.

What happens next ...

How does timeshare cancellation work?

Start a file.

Keep all correspondence with the RESORT in one location. This includes ALL letters sent to the Resort, any “green cards” from the certified mail that was sent, as well as ALL correspondence from the Resort, etc.

Head to your local post office .

Send any of the letters that pertain to your situation (Letter of Intent to Cancel, Stop Payments, Credit Repair, Service Refund Contract Letter) ALL at the SAME time.   Ensure each letter is addressed correctly and to the correct address. Send ALL letters certified mail, return receipt requested.

Now you wait, the Resort will respond!

The Resort will respond with one of three responses:

  • Transfer documents

    This is great and this is what we want!

  • A standard letter

    This letter is standard throughout the industry stating that you cannot cancel the contract etc … That’s ok move on to the “Follow-Up Demand Letter” which is located in the DIY Cancellation Kit

  • Requesting additional information

    Some Resorts and/or circumstances require additional information to proceed with the cancellation. If information is requested by the Resort this information MUST be provided to complete the cancellation.
